Dubai South is emerging as an increasingly important destination in Dubai’s real estate market. The area recorded 12,428 residential property transactions between January and August 2026, surpassing the 9,788 transactions registered throughout 2025 by 27%. According to Anarock’s Dubai South Residential Micro-Market Report, the total value of residential sales reached AED 15.9 billion during the first eight months of the year.
The latest figures highlight growing demand for Dubai South properties, particularly studios, one-bedroom apartments, and off-plan developments. At the same time, infrastructure expansion, rising rental activity, and a significant pipeline of new homes are shaping the area’s long-term growth prospects.
For property buyers and real estate investors exploring the Dubai property market in 2026, Dubai South offers an interesting combination of relatively smaller purchase budgets, new residential developments, and infrastructure-led growth opportunities.
Dubai South Real Estate Market Records Strong Growth in 2026
Dubai South’s residential property market has expanded considerably over the past six years. Residential sales value increased from AED 720 million in 2020 to AED 19.6 billion in 2025, while annual transaction volumes grew from 672 to 9,788.
The momentum has continued into 2026. The AED 15.9 billion in residential sales recorded between January and August represents approximately 81% of the total sales value achieved during the whole of 2025.
The report also identifies this as the highest residential transaction volume recorded in any full year covered by its historical data, which runs from 2020 to August 2026.
This growth reflects increasing interest in new residential communities, off-plan properties, and apartments that appeal to buyers seeking more accessible entry points into Dubai’s property market.
If the current pace of sales continues through December, Anarock estimates that Dubai South’s annual residential sales value could reach approximately AED 23.9 billion in 2026. This is a directional projection based on the activity recorded so far, rather than a guaranteed market outcome.
Studios and One-Bedroom Apartments Lead Buyer Demand
One of the most notable changes in Dubai South’s property market is the growing preference for smaller homes.
Between January and August 2026, studios accounted for 45% of residential transactions, compared with 19.5% in 2025. One-bedroom apartments represented another 31% of sales. Together, these two property types made up approximately 76% of all residential transactions during the period.
Apartments accounted for 94.5% of residential sales volume, demonstrating how strongly the market has shifted towards apartment living.
Several factors may help explain this trend. Smaller properties generally require a lower total purchase budget than larger apartments, townhouses, or villas. They can also appeal to first-time buyers, professionals, and investors looking for rental opportunities.
For investors considering Dubai South apartments, the growing demand for studios and one-bedroom units makes these property types worth evaluating. However, actual investment performance depends on factors such as location, developer reputation, service charges, rental demand, and the final purchase price.
Dubai South Property Prices Continue to Rise
Although buyers are increasingly purchasing smaller homes, property prices per square foot in Dubai South have continued to increase.
Anarock reported an average residential price of AED 1,656 per square foot during the first eight months of 2026, compared with AED 650 per square foot in 2020.
At the same time, the average transaction value declined to AED 1.28 million from its peak of AED 2.57 million in 2023.
These figures may initially appear contradictory, but the difference lies in the types of properties being purchased. As studios and one-bedroom apartments account for a larger share of sales, the average amount spent per transaction can decrease even while the price per square foot rises.
Therefore, the lower average transaction value should not automatically be interpreted as a broad decline in Dubai South property prices.
For prospective buyers, comparing the price per square foot, total purchase cost, payment plan, and expected rental income can provide a more complete picture of a property’s value.
Off-Plan Properties Dominate Dubai South Real Estate Sales
Off-plan properties remain the primary driver of residential transactions in Dubai South.
According to the Anarock report, off-plan homes represented 94% of residential transaction volume between January and August 2026, up from 73% in 2020. Meanwhile, the secondary market accounted for less than 6% of transaction volume during the first eight months of 2026.
This reflects the area’s continued reliance on new project launches and ongoing development.
For buyers, off-plan properties may offer access to newly planned communities, staged payment schedules, and a wider choice of unit types. These features can make them attractive to investors who do not need immediate occupancy.
However, buying off-plan also involves risks. Construction delays, changes in market conditions, handover timelines, and future competition from other developments can affect the investment outcome. Buyers should review the developer’s track record, project registration, payment schedule, and contractual terms before making a commitment.
As more developments are completed and handed over, Dubai South’s secondary property market may gradually expand, offering buyers and investors a wider range of ready homes.
Dubai South Rental Market Shows Significant Growth
Dubai South’s growth is not limited to property sales. Its rental market has also expanded as residential activity has increased.
Average annual rents rose from AED 34,534 in 2020 to AED 82,063 during the first eight months of 2026, representing an increase of approximately 2.4 times. Rental transaction volumes also grew fourfold compared with 2020.
The report recorded average gross rental yields for 2025 at:
Apartments: 4.3%
Townhouses: 3.4%
Villas: 3.0%
These figures are gross yields, meaning they are calculated before service charges, vacancy periods, maintenance expenses, and transaction costs.
The higher reported gross yield for apartments may help explain why smaller residential units are attracting investor attention. Nevertheless, actual rental returns vary by property, building, purchase price, and tenant demand.
Investors should calculate net rental yield using realistic rental estimates and all relevant ownership expenses rather than relying on gross yield figures alone.
Al Maktoum International Airport Supports Dubai South’s Long-Term Outlook
Infrastructure development is an important part of Dubai South’s long-term growth story.
The expansion of Al Maktoum International Airport is expected to play a major role in the area’s future development. The AED 128 billion expansion project, approved in April 2024, is designed to eventually accommodate 260 million passengers and 12 million tonnes of cargo annually.
The first operational phase is targeted for 2032, although infrastructure schedules and development phases may change.
Dubai South covers approximately 145 square kilometres and is planned to accommodate around one million residents and 500,000 jobs when fully developed.
The combination of airport expansion, logistics activity, commercial development, and residential communities could support future housing demand as the area develops.
For property investors, however, infrastructure-led growth should be viewed as a long-term consideration rather than a guarantee of immediate price appreciation. The timing and scale of benefits will depend on project delivery, employment growth, population movement, and the pace at which new communities become established.
Developers Continue to Invest in Dubai South
Commercial property transactions provide another indication of development activity in the area.
Commercial transaction value increased from AED 60 million in 2020 to AED 5.46 billion in 2025. Land accounted for 97% of the commercial transaction value recorded in 2025.
During the first eight months of 2026, developers purchased an additional AED 2 billion worth of land.
This level of land acquisition suggests continued interest in future residential and commercial development. It may also lead to further project launches as developers bring new sites to market.
For buyers, an expanding development pipeline creates more choice but also makes project selection increasingly important. Location, connectivity, community facilities, construction quality, and the number of competing developments can all influence long-term demand.
More Than 38,000 Homes Expected Between 2027 and 2029
One of the biggest factors to watch in Dubai South’s real estate market is the upcoming supply of new housing.
According to Anarock, 38,116 residential units are scheduled for delivery between 2027 and 2029. This is more than 3.5 times the 10,813 homes delivered between 2016 and 2026 to date.
The largest number of handovers is expected in 2028, when 16,094 units are scheduled for completion. Apartments account for 85% of the under-construction residential pipeline, compared with 59% of existing ready housing stock.
This concentration of new supply presents both opportunities and challenges.
Buyers may benefit from a wider selection of developments, apartment layouts, and payment options. However, investors will also need to consider how quickly new homes can be absorbed by the market.
If housing supply grows faster than population and rental demand, landlords could face increased competition for tenants. Rental yields may also come under pressure if property prices rise faster than rents, as the report cautions could happen in 2026 and 2027.
For this reason, investors should assess the expected handover date, competing projects nearby, realistic rental rates, and future demand before purchasing an off-plan apartment in Dubai South.
Is Dubai South a Good Place to Invest in Property in 2026?
Dubai South is attracting attention because of its growing residential transaction volumes, rising rents, demand for smaller apartments, and planned infrastructure development.
For first-time buyers, studios and one-bedroom apartments may offer a more manageable purchase budget than larger homes. For rental investors, the area’s expanding residential base and reported apartment yields provide useful starting points for further research.
Long-term investors may also be interested in the area’s development potential as Al Maktoum International Airport and surrounding commercial activities expand.
However, no property investment is without risk. The scheduled delivery of more than 38,000 homes by 2029 means investors should pay close attention to future supply, rental competition, and the quality of individual developments.
Before investing, consider the following:
Compare prices per square foot across similar properties.
Review the developer’s delivery history and project documentation.
Calculate potential net rental yield after expenses.
Check the payment plan, service charges, and expected handover date.
Evaluate connectivity, nearby employment centres, and community facilities.
Consider your investment timeline, cash flow, and tolerance for market risk.
A property that suits a long-term investor may not be the right choice for someone seeking immediate rental income or a quick resale.
