Aldar Properties Reports Dh7.1 Billion Profit in First Nine Months of 2026

Aldar Properties recorded a 19% increase in net profit to Dh7.1 billion in the first nine months of 2026, supported by strong revenue growth, project completions and diversified investments across the UAE, Egypt and the UK.

Aldar Properties, one of the leading real estate developers in Abu Dhabi, reported strong financial results for the first nine months of 2026, despite a decline in property sales across the UAE. The company’s performance highlights the importance of its diversified investment portfolio, ongoing project development and international expansion.

The developer’s net profit rose 19% year-on-year to Dh7.1 billion, while revenue increased 11% to Dh26.2 billion. These results reflect continued progress in converting its existing project backlog into revenue and stable earnings from its investment properties.

Aldar’s Revenue and Earnings Continue to Grow

Aldar recorded revenue of Dh9.3 billion in the third quarter of 2026, representing a 16% increase compared with the same period last year. Earnings before interest, taxes, depreciation and amortisation (EBITDA) climbed 21% to Dh6.1 billion over the nine-month period.

Earnings per share also increased by 20% to Dh0.77, reflecting the company’s improved profitability.

At the end of September 2026, Aldar’s group revenue backlog stood at Dh71.6 billion, providing visibility over future revenue from projects in the UAE and international markets. Around 89% of its UAE backlog had been awarded, supporting revenue recognition over the next two to three years.

UAE Property Sales Decline as New Projects Launch

Despite its strong financial performance, Aldar experienced a slowdown in UAE property sales. Sales in the country fell 45% year-on-year to Dh5 billion in the third quarter, while nine-month sales declined 46% to Dh14.4 billion.

However, overseas buyers and expatriate residents continued to play a significant role in the company’s business, accounting for 78% of UAE sales during the nine-month period, valued at Dh11.3 billion.

Aldar launched seven projects in the third quarter, including Al Ghadeer Gardens II, Al Ghadeer Parks, The Canopies, Sei Saadiyat, Talay, Talay Beach and Yas Riva Reserve. These launches brought the total number of projects introduced during 2026 to 12.

The company also handed over nearly 2,000 homes during the first nine months of the year, more than double the number delivered throughout 2025.

Egypt and UK Expansion Support Aldar’s Growth

Aldar’s international investments continued to contribute to its financial performance.

In Egypt, SODIC recorded sales of Dh3 billion during the first nine months of 2026, representing a 99% increase year-on-year. Growth was supported by new project launches and demand for coastal and mid-market residential developments.

In the UK, London Square contributed Dh978 million in revenue to Aldar during the same period. Its nine-month sales reached Dh1.4 billion, increasing 177% year-on-year. The business’s revenue backlog stood at Dh2.8 billion at the end of September.

What Aldar’s Results Mean for the UAE Real Estate Market

Aldar’s latest financial results demonstrate how established developers can maintain earnings through a combination of property development, recurring investment income and international expansion.

Although declining UAE sales indicate changing market conditions, continued project launches, home handovers and a substantial revenue backlog provide visibility into future business activity.

For investors following the UAE real estate market, Aldar’s performance offers insight into demand across Abu Dhabi and international property markets, as well as the growing role of diversified investment strategies in the property sector.
