Dubai Property: 10 Areas Offering Some of the Highest Rental Yields in Q3 2026

Dubai’s property market continues to attract investors, with estimated rental yields reaching 10% in selected communities during Q3 2026. According to Bayut’s latest market report, affordable apartment and villa communities are offering some of the strongest potential returns, while property asking prices across much of the emirate remain relatively stable.

Dubai’s real estate market is presenting a range of opportunities for investors seeking rental income, from affordable residential communities to premium waterfront developments. The latest Q3 2026 property market report by Bayut highlights several neighbourhoods delivering competitive estimated rental yields, with Deira leading the affordable villa segment and Dubai Investments Park topping the affordable apartment category.

The report also points to relatively limited quarterly changes in asking prices across many popular residential areas, allowing prospective buyers to compare locations and investment opportunities more closely.

For investors considering property in Dubai, understanding which areas offer the highest estimated rental yields can help inform decisions about where to invest.

Dubai Property Rental Yields Reach 10% in Q3 2026

According to Bayut, estimated rental yields in selected Dubai communities reached as high as 10% during the third quarter of 2026.

Affordable apartments continued to attract attention for their potential returns, with Dubai Investments Park, Discovery Gardens and Remraam among the leading locations. Meanwhile, Deira recorded the highest estimated rental yield for affordable villas.

Mid-tier and luxury communities also delivered competitive returns, demonstrating that investment opportunities extend beyond the affordable housing segment.

Rental yield is an important consideration for property investors because it measures the annual rental income generated by a property relative to its purchase price. However, the figures reported here are estimates and do not account for expenses such as maintenance, service charges, vacancy periods, management fees or other ownership costs.

10 Dubai Areas Investors Should Watch in Q3 2026

Bayut’s findings highlight several communities worth considering across different property types and price categories. The following locations stand out for their estimated rental yields and investment potential.

1. Deira: Estimated Rental Yield of 10% for Affordable Villas

Deira recorded the highest estimated rental yield in Dubai’s affordable villa category, reaching 10% in Q3 2026.

The area’s established residential character makes it a notable option for investors looking at comparatively affordable properties with income-generating potential.

However, ownership restrictions are an important consideration. According to Bayut, property ownership in this category in Deira is restricted to UAE and GCC nationals.

International investors should therefore verify ownership eligibility and the applicable property regulations before considering an investment in the area.

2. Dubai Investments Park: Estimated Apartment Yield of 9.50%

Dubai Investments Park led the affordable apartment segment with an estimated rental yield of 9.50%.

The result places the community among Dubai’s strongest-performing locations for potential rental returns in Q3 2026.

For investors prioritising rental income, Dubai Investments Park is an area worth researching, particularly when comparing purchase prices, achievable rents and ongoing ownership expenses.

3. Discovery Gardens: Estimated Apartment Yield of 8.50%

Discovery Gardens recorded an estimated rental yield of 8.50%, making it another leading option in Dubai’s affordable apartment market.

The community’s position among the highest-yielding locations highlights the importance of considering established residential neighbourhoods when evaluating rental property investments.

Investors should compare individual properties carefully, as actual returns can vary depending on the building, apartment size, purchase price and rental demand.

4. Remraam: Estimated Apartment Yield of 8.40%

Remraam delivered an estimated rental yield of 8.40% in the affordable apartment category.

Its performance places it close behind Discovery Gardens, reinforcing the appeal of communities outside Dubai’s most expensive central and waterfront locations.

For buyers seeking a balance between acquisition costs and potential rental income, Remraam is another neighbourhood worth including in an investment shortlist.

5. Living Legends: Estimated Apartment Yield of 7.50%

Living Legends topped the mid-tier apartment segment with an estimated rental yield of 7.50%.

The result suggests that investors do not necessarily need to focus exclusively on the most affordable properties to find competitive rental returns.

As with other mid-tier communities, buyers should evaluate the relationship between purchase prices, rental demand and property-specific expenses before making a decision.

6. Town Square: Estimated Apartment Yield of 7.40%

Town Square recorded an estimated rental yield of 7.40%, placing it among the leading mid-tier apartment investment locations.

The community offers another option for investors comparing established residential developments with different price points and rental profiles.

Its reported yield is only marginally below that of Living Legends, making a detailed comparison of individual properties particularly important for buyers deciding between the two locations.

7. Al Sufouh: Estimated Apartment Yield of 7.10%

Al Sufouh led Dubai’s luxury apartment category with an estimated rental yield of 7.10%.

The result demonstrates that luxury properties can also offer competitive income potential, although investors need to consider the larger capital commitment associated with premium real estate.

Purchase price, rental rates and the costs of maintaining a high-end property can significantly influence the final return.

8. Al Barari: Estimated Apartment Yield of 6.30%

Al Barari recorded an estimated rental yield of 6.30% in the ultra-luxury apartment category.

The community also featured prominently in the villa market, where it recorded an estimated yield of 4.90% for ultra-luxury villas.

These figures highlight how rental yields can differ between apartments and villas within premium residential segments. Investors should assess the income potential of each property type rather than assuming that higher-priced properties will necessarily deliver higher rental returns.

9. International City: Estimated Villa Yield of 6.30%

International City recorded an estimated rental yield of 6.30% for affordable villas, matching the figure reported for Rukan.

Its performance places it among the locations investors may wish to examine when comparing affordable residential properties.

The key consideration is whether a property’s expected annual rental income offers an attractive return relative to its total acquisition and ownership costs.

10. The Sustainable City: Estimated Villa Yield of 6.10%

The Sustainable City led the mid-tier villa segment with an estimated rental yield of 6.10%.

The community’s position in the report highlights the range of potential investment opportunities available across Dubai’s mid-tier residential market.

For investors considering villas rather than apartments, the area offers a useful comparison point when assessing purchase prices, expected rents and the costs associated with maintaining larger residential properties.

Other Dubai Communities Offering Competitive Rental Returns

Beyond these 10 areas, Bayut’s report identified several additional communities with competitive estimated rental yields.

DAMAC Lagoons recorded an estimated yield of 5.70% for mid-tier villas, while Jumeirah Village Circle delivered 5.50% in the same segment.

In the luxury villa category, Jumeirah Golf Estates and Tilal Al Ghaf both recorded estimated yields of 5.50%.

These results underline the importance of comparing properties across different market segments. Although affordable properties can offer higher percentage yields, luxury and mid-tier communities may appeal to buyers with different investment objectives.

Dubai Property Prices Remain Broadly Stable

Rental yields were not the only notable finding in Bayut’s Q3 2026 report. Asking prices per square foot remained broadly stable across many popular affordable and mid-tier communities, with quarterly movements generally below 3%.

This relative stability could give buyers more room to compare properties, assess financing options and negotiate purchases.

However, price trends varied between locations and property types.

Palm Jumeirah Records Higher Apartment Asking Prices

In the ultra-luxury apartment segment, Palm Jumeirah recorded a 3.40% quarterly increase in average asking prices per square foot, reaching AED3,490, equivalent to approximately $950.

The increase illustrates how premium locations can follow different pricing trends from the wider residential market.

Jumeirah Village Circle Attracts Mid-Tier Buyers

Jumeirah Village Circle remained a popular option for buyers considering mid-tier apartments.

The community recorded an average asking price of AED1,419 per square foot, equivalent to approximately $386, alongside an estimated rental yield of 7.10%.

The combination of asking prices and potential rental returns makes JVC a location worth comparing with other communities in the mid-tier market.

Business Bay Maintains a Premium Position

Business Bay recorded an average apartment asking price of AED2,158 per square foot, or approximately $588.

The area remains an important part of Dubai’s residential property landscape, although investors should assess individual buildings and apartments to determine whether expected rental income justifies the purchase price.

Dubai Silicon Oasis Offers Lower Entry Prices

Dubai Silicon Oasis attracted attention from buyers looking for comparatively affordable apartments.

According to the report, average asking prices stood at AED556,000 for studios and AED856,000 for one-bedroom properties.

These figures provide a useful starting point for buyers comparing initial acquisition costs across Dubai’s apartment market. Actual prices can vary depending on the property’s location, condition, size and building facilities.

Al Barari Villa Prices Increase

The ultra-luxury market also recorded notable price movements in selected locations.

In Al Barari, average asking prices for four-bedroom villas increased by 8.20% quarter on quarter to AED29.6 million, equivalent to approximately $8.1 million.

Meanwhile, four-bedroom villas on Palm Jumeirah recorded an average asking price of AED44.1 million, or approximately $12 million.

These figures illustrate the substantial capital required to enter Dubai’s ultra-luxury villa market.

Dubai Renters Are Increasingly Considering Property Ownership

Bayut and dubizzle’s UAE Market Sentiment Survey, which received more than 2,000 completed responses, also offered insights into the attitudes of buyers and renters.

The findings suggest that confidence in the property market remains relatively strong among surveyed buyers, while some renters are considering whether purchasing a home could be a more suitable long-term option.

According to the survey:

  • 60% of surveyed buyers were either very confident or cautiously optimistic about the property market over the next five years.
  • 46% expected property prices to increase over the following 12 months.
  • 34% expected prices to remain stable over the same period.
  • Nearly 45% of surveyed renters had considered buying rather than renting.
  • 18% of renters were actively comparing the financial implications of buying and renting.
  • 26% said they could not afford the down payment.

Among renters actively comparing their options who answered a follow-up question, 52% cited plans to remain in the UAE over the long term as their main reason for considering a purchase.

The findings indicate that long-term residency plans are an important factor in homeownership decisions, although affordability remains a barrier for some prospective buyers.

What Do Dubai Renters Expect from the Rental Market?

The survey also examined expectations for rental prices over the following 12 months.

Half of surveyed renters expected rents to remain unchanged, while 25% anticipated decreases and another 25% expected increases.

Bayut additionally reported softening asking rents in Jumeirah Village Circle, Business Bay and Arjan.

Luxury apartment locations, including Dubai Marina, Downtown Dubai and Meydan, also recorded marginal corrections in asking rents.

For tenants, these developments could make it worthwhile to compare available properties and negotiate lease terms before committing to a renewal or relocation.

For landlords, the findings highlight the importance of setting competitive rents and understanding local market conditions when estimating future rental income.

It is important to note that these figures reflect survey expectations and asking-rent trends, rather than guaranteed future rental movements.

What Should Property Investors Consider Before Buying in Dubai?

Although the estimated rental yields highlighted in Bayut’s report may appeal to investors, the highest headline percentage does not automatically translate into the best investment.

Buyers should consider several factors before purchasing a rental property.

1. Calculate the net rental yield

Gross rental yield measures annual rental income against the property’s purchase price. Net yield also accounts for relevant expenses, including service charges, maintenance, management fees, insurance where applicable and periods without tenants.

A property with a high gross yield may deliver a lower net return once these costs are deducted.

2. Research local rental demand

Rental demand can vary significantly between communities, buildings and property types. Investors should examine comparable rental listings, tenant demand, occupancy prospects and the availability of competing properties.

3. Account for the total purchase cost

The initial property price is only one part of the investment. Buyers should also budget for applicable transaction fees, registration costs, financing expenses and other acquisition charges.

4. Check ownership eligibility

Ownership rules can differ depending on the location, property and buyer’s circumstances. Deira is a particularly important example, as Bayut’s report notes restrictions on ownership in the affordable villa category to UAE and GCC nationals.

International buyers should confirm the applicable rules before proceeding.

5. Consider long-term investment goals

Investors seeking regular rental income may prioritise different properties from those focused on capital appreciation, personal use or long-term portfolio diversification.

The right location will depend on the buyer’s budget, risk tolerance, financing arrangements and investment horizon.

Outlook: Where Could Dubai’s Property Investors Find Value?

Bayut’s Q3 2026 findings point to a diverse investment landscape, with estimated rental yields ranging from 10% for affordable villas in Deira to competitive returns in affordable apartment communities and selected mid-tier and luxury locations.

Dubai Investments Park led the affordable apartment segment at 9.50%, while Discovery Gardens and Remraam recorded yields of 8.50% and 8.40%, respectively. Living Legends and Town Square topped the mid-tier apartment category, while Al Sufouh led luxury apartments.

At the same time, broadly stable asking prices across many affordable and mid-tier communities suggest that investors have opportunities to compare different locations and property types.

However, the market is not moving uniformly. Some premium neighbourhoods recorded higher asking prices, while asking rents softened in several popular communities.

For prospective buyers, the most effective strategy is to look beyond headline yields and compare the complete investment proposition, including acquisition costs, rental demand, ongoing expenses, ownership eligibility and potential long-term value.

As Dubai’s property market evolves, these factors will remain central to identifying opportunities that align with individual investment goals.
