
Abu Dhabi’s property market is attracting buyers from across the world, with Indian, Pakistani, British, American and Chinese investors among the key nationalities driving demand.
Abu Dhabi’s real estate market is having a strong year in 2026, and international buyers are playing a major role in its growth.
According to data from the Abu Dhabi Real Estate Centre (ADREC), resident expatriates and foreign investors were among the leading property buyers during the first half of 2026. Buyers from India, Pakistan, China, the UK, the US, Russia, France, Germany and Canada were particularly active.
The market recorded a major jump in residential transactions, with residential property sales reaching Dh70.4 billion in H1 2026, compared with Dh25.3 billion during the same period last year.
International Buyers Drive Abu Dhabi’s Property Market
More than 70% of residential sales value during the first six months of 2026 was driven by resident expatriates and non-resident foreign investors.
For many international buyers, Abu Dhabi offers an attractive combination of lifestyle, business opportunities, high-quality developments and long-term investment potential.
Indian buyers remain particularly important to the UAE property market, supported by strong economic and community ties between India and the UAE. Buyers from the UK, US, China, Pakistan and other major international markets are also contributing to the growing demand.
At the same time, UAE nationals increased their property investment significantly, committing Dh21 billion in H1 2026, compared with Dh8.9 billion in H1 2025.
Off-Plan Properties Remain Investors’ Favourite
One of the biggest trends in Abu Dhabi this year is the continued popularity of off-plan properties.
Off-plan transactions represented approximately 89% of residential sales value and 82% of total deals in H1 2026.
Ten leading developers accounted for around 90% of primary off-plan sales, worth approximately Dh51 billion.
The strong demand suggests that investors are looking beyond immediate rental income and are also interested in the potential long-term growth of new communities and developments.
Hudayriyat, Saadiyat and Yas Island Take Centre Stage
Several Abu Dhabi communities stood out during the first half of 2026.
Hudayriyat Island recorded the highest residential sales value at approximately Dh19 billion, followed by Saadiyat Island with Dh13.3 billion.
Al Reem Island and Al Maryah Island recorded around Dh10.5 billion, while Yas Island reached approximately Dh7.3 billion.
These communities continue to attract buyers because of their combination of residential projects, lifestyle amenities, connectivity and future development plans.
409,000 Homes and More Supply Coming
Abu Dhabi’s residential supply reached approximately 409,000 units in H1 2026, growing at an average annual rate of 2.9% since 2022.
The market is expected to expand further, with approximately 71,000 additional residential units projected by 2030. Deliveries are expected to peak at around 21,800 units in 2028.
Six major areas—including Saadiyat Island, Reem Island, Yas Island, Zayed City, Khalifa City and Hudayriyat Island—are expected to account for most of the additional supply.
Meanwhile, repeat sales prices increased by 20% year-on-year for apartments and 12% for villas, showing continued price momentum across the market.

The first half of 2026 shows that Abu Dhabi is becoming increasingly attractive to both local and international property buyers.
With strong sales, rising prices, major new developments and growing international demand, the emirate’s real estate market is entering an important phase of growth.
For investors, however, choosing the right location and property remains essential. Areas with strong infrastructure, lifestyle offerings, rental demand and carefully managed future supply could offer the most compelling opportunities.
Abu Dhabi’s property story in 2026 is clear: global buyers are taking notice, and the emirate is rapidly strengthening its position as a major international real estate destination.
