Aldar and Mubadala Acquire Masdar City Square in Dh918 Million Deal

Abu Dhabi: Aldar Properties and Mubadala Investment Company have expanded their presence in Masdar City with the acquisition of Masdar City Square for Dh918 million through their joint venture established in 2024.

The transaction adds a major commercial asset to the partnership’s portfolio, taking its combined Masdar City holdings to approximately Dh4.7 billion.

A Major Commercial Asset

Masdar City Square covers more than 47,000 square metres of net leasable area across seven office buildings. Completed in the first quarter of 2026, the complex is already 99 per cent occupied, highlighting strong demand for high-quality office space in Abu Dhabi.

Its tenants include Taqa, the Department of Energy, Emirates College and Mohamed bin Zayed University of Artificial Intelligence.

Located within Masdar City, the development benefits from its proximity to Zayed International Airport and direct highway connections to Abu Dhabi and Dubai. The district has become an important hub for clean energy, artificial intelligence, advanced research and technology-focused businesses.

Sustainability at the Core

Masdar City Square has been designed with sustainability as a key feature. The buildings are built to LEED Platinum and WELL Gold standards and incorporate solar photovoltaic systems and passive cooling technologies.

According to Masdar City CEO Ahmed Baghoum, sustainability was central to the design of the development, reflecting the wider vision of Masdar City as a destination for innovation and low-carbon growth.

Expanding the Joint Venture’s Portfolio

The latest acquisition builds on a series of investments by the Aldar-Mubadala joint venture. Since its formation in 2024, the partnership has acquired 17 assets within the Masdar City Green REIT, in addition to The Link at Masdar City, which was completed in early 2026.

Following the acquisition of Masdar City Square, the joint venture’s portfolio now includes more than 158,000 square metres of net leasable commercial space.

The portfolio has tenants such as Irena, Masdar, Siemens, G42 and the UAE Space Agency, while its commercial assets have a weighted average unexpired lease term of approximately 5.2 years. The partnership also holds more than 1,400 residential units, which are fully occupied.

The Dh918 million acquisition underlines the growing investment activity around Masdar City and its role in Abu Dhabi’s ambitions to attract businesses and institutions operating in technology, research, clean energy and other knowledge-driven industries.
