Dubai Luxury Property Market 2026: 412 Sales Above $10 Million in Nine Months

Dubai’s luxury property market continues to attract wealthy homebuyers from around the world. Despite regional uncertainty and a slowdown in some areas during the third quarter of 2026, demand for high-end homes remains strong.

According to the latest analysis by global real estate consultancy Knight Frank, Dubai recorded 412 residential property transactions worth more than $10 million each between January and September 2026. Together, these deals were valued at approximately $6.67 billion (AED 24.47 billion).

The number of transactions increased by 15.4% compared with the 357 deals recorded during the same period in 2025. This growth highlights Dubai’s continued appeal among buyers looking for premium homes, exclusive locations and long-term lifestyle benefits.

Dubai Records 86 Luxury Property Deals in Q3 2026

During the third quarter of 2026, Dubai recorded 86 residential property sales valued at $10 million or more, according to Knight Frank.

Of these transactions, 73 properties were sold for between $10 million and $25 million, generating a combined value of approximately $1.07 billion. The remaining 13 transactions each exceeded $25 million, with a combined value of $499.7 million.

Although these ultra-luxury deals represented around 15% of the total number of transactions in the quarter, they accounted for approximately 32% of the total sales value.

These figures show how a relatively small number of exceptionally expensive properties can contribute significantly to Dubai’s luxury real estate market.

Palm Jumeirah Leads Dubai’s Luxury Property Market

Palm Jumeirah remained one of Dubai’s strongest destinations for high-value residential property sales during Q3 2026.

The area recorded 27 transactions worth $10 million or more, with a combined value of approximately $546.7 million. This represented around 31% of all transactions in this price category and 35% of their total value during the quarter.

Palm Jumeirah also led the market for properties priced above $25 million, recording five of the 13 transactions in this ultra-luxury category.

Its popularity is closely linked to its waterfront lifestyle, exclusive villas, premium apartments and distinctive island setting. For many buyers, the appeal goes beyond financial returns. Privacy, location and the experience of owning a home in one of Dubai’s best-known residential destinations are also important considerations.

Knight Frank’s analysis suggests that demand in Palm Jumeirah continues to come largely from people purchasing homes for permanent residence or holiday use, rather than buyers focused on quickly reselling properties for profit.

Dubai Hills Estate and Emirates Hills Attract High-Value Buyers

While Palm Jumeirah led overall activity, other established residential communities also recorded significant luxury property transactions.

Dubai Hills Estate recorded six sales in the $10 million-and-above segment during the third quarter, with a combined value of $156.6 million. The community is known for its green surroundings, golf course, family-friendly environment and access to key parts of Dubai.

Emirates Hills recorded seven transactions worth a combined $147.7 million in the same reporting period. The area continues to appeal to buyers seeking spacious villas, privacy and an exclusive residential setting.

Jumeirah Golf Estates also remained active, recording six transactions with a combined value of $89.9 million.

These locations offer different lifestyles, from waterfront living to golf-course communities and large private villas. Their performance demonstrates that Dubai’s luxury property market is supported by several established residential destinations, rather than a single neighbourhood.

Why Is Dubai Still Attracting Luxury Homebuyers?

Dubai’s appeal to high-net-worth buyers is influenced by several factors. These include its international connectivity, established luxury residential communities, lifestyle offerings and range of premium property options.

For some buyers, the priority is finding a primary residence in a well-connected city. Others are looking for a holiday home or a property that fits into a broader investment portfolio.

The latest figures from Knight Frank also suggest that some demand is driven by end-users who intend to enjoy their properties rather than simply trade them for short-term gains.

However, buyers should remember that luxury property prices, rental returns and resale values can vary significantly depending on the location, property type, developer and market conditions. Careful research remains essential before making a purchase.

What Does This Mean for Dubai’s Luxury Real Estate Market?

The 15.4% year-on-year increase in transactions above $10 million points to continued activity at the top end of Dubai’s residential market.

At the same time, the concentration of high-value transactions in locations such as Palm Jumeirah, Dubai Hills Estate and Emirates Hills highlights the importance of choosing the right community. Buyers are not simply purchasing a property; they are also considering location, lifestyle, privacy and the long-term suitability of their investment.

The market’s performance during the third quarter, despite regional uncertainty, indicates continued interest in Dubai’s premium residential segment. However, transaction growth alone does not guarantee future price appreciation or investment returns.

Final Thoughts

Dubai recorded 412 residential property sales above $10 million in the first nine months of 2026, with a total value of $6.67 billion. Palm Jumeirah led the third-quarter market, while Dubai Hills Estate, Emirates Hills and Jumeirah Golf Estates also attracted high-value buyers.

As the year progresses, these figures provide an important snapshot of demand for Dubai’s most exclusive homes. For prospective buyers, the next step is to understand which community, property type and payment structure best match their lifestyle and financial goals.
