Dubai Islands to Welcome a Stunning New Beach as 3km Coastline Gets Major Upgrade by 2027

Dubai is continuing to transform its waterfront landscape, with Dubai Islands set to receive a major beach upgrade that will bring new stretches of sandy shoreline and improved coastal areas to the growing destination.

Nakheel, the developer behind Dubai Islands, has awarded a marine and beach works contract to Mar Marine & Building Contracting L.L.C. to upgrade approximately 3km of the western shoreline on Island B and add 320 metres of new beach frontage near the Bay Villas community.

The project is expected to be completed by the fourth quarter of 2027, adding another important feature to one of Dubai’s developing waterfront destinations.

Beyond creating a more attractive coastline, the work will support the wider development of Dubai Islands as a place where residents and visitors can enjoy beachfront living, leisure activities, and modern residential communities.

Dubai Islands to Get 3km of Upgraded Shoreline

The upcoming project will focus on improving the existing western coastline of Island B while introducing new beach areas.

According to Nakheel, the work will include constructing new breakwaters, removing existing protective rock revetments, and creating a new beach near Bay Villas. Several existing beach areas will also undergo refurbishment and remedial work.

These improvements are designed to bring the different sections of the coastline together, creating a more cohesive waterfront environment.

Breakwaters play an important role in managing wave energy and helping protect coastal areas. Alongside the new beach formation and refurbishment work, the upgrades will help prepare the shoreline for the next stage of development across the island.

Once completed, the improvements are expected to enhance the waterfront setting surrounding the residential community and contribute to the overall appeal of Dubai Islands.

Bay Villas Development to Benefit From the Beach Upgrade

One of the main developments connected to the project is Bay Villas, a residential community featuring 636 villas and townhouses on Island B.

Nakheel previously awarded Fibrex Contracting L.L.C. a construction contract worth Dh2.6 billion for the Bay Villas development. The new marine works will progress alongside the residential construction, helping establish the coastal environment around the homes.

For future residents, access to an attractive waterfront setting can be an important part of the appeal of island living. The combination of residential properties, upgraded beaches, and coastal infrastructure is intended to support the broader vision for Dubai Islands.

The development also reflects Dubai’s continued focus on creating residential destinations that combine modern homes with outdoor spaces and waterfront experiences.

Nakheel Continues Infrastructure Development on Island B

The beach upgrade is part of a wider programme of construction and infrastructure work taking place across Dubai Islands.

In April 2026, Nakheel awarded Al Nasr Contracting Company a contract worth Dh527 million for primary infrastructure and utilities works on Island B.

These infrastructure improvements are an important part of preparing the island for future residents and supporting the delivery of its planned communities.

The marine works add another layer to this development, focusing on the surrounding coastline while residential construction and essential infrastructure progress.

Khalid Al Malik, CEO of Dubai Holding Real Estate, of which Nakheel is a member, said the upgrades would create a high-quality coastal environment that develops alongside the wider masterplan.

Mar Marine & Building Contracting’s general manager, Nabil Abou Rjaili, also highlighted the project’s combination of new breakwaters, beach formation, and refurbishment of existing coastal areas. He said the company would draw on its marine engineering experience to coordinate the work.

What Makes Dubai Islands an Important Waterfront Destination?

Dubai Islands is a major waterfront development spanning approximately 18.6 kilometres across five artificial islands, connected to the historic Deira coastline.

The masterplan is intended to introduce a mix of residential communities and waterfront attractions, expanding Dubai’s coastal offering while creating new opportunities for living, leisure, and tourism.

Its location near Deira also places it alongside one of Dubai’s most established areas, where the city’s heritage meets ongoing urban development.

As new residential projects and supporting infrastructure take shape, improvements to beaches and public-facing coastal areas will play an important role in shaping the destination’s overall character.

For buyers considering waterfront property, features such as beach access, the surrounding environment, connectivity, and the quality of nearby amenities can all influence a development’s appeal.

Could the Beach Upgrade Increase Interest in Dubai Islands Property?

The planned shoreline improvements could add to the attractiveness of properties within Dubai Islands, particularly developments positioned close to the beach.

Waterfront communities often appeal to buyers looking for a different lifestyle from traditional urban neighbourhoods. Beach access, coastal views, and opportunities to spend time outdoors can be attractive features for both homeowners and tenants.

However, the effect on property prices and rental demand will depend on several factors, including the pace of construction, market conditions, transport links, service charges, and the delivery of planned amenities.

For prospective buyers and investors, the beach upgrade is one development to watch as Dubai Islands continues to take shape. It is worth considering alongside the project’s wider infrastructure, residential delivery schedule, and long-term plans.

When Will the Dubai Islands Beach Project Be Completed?

According to Nakheel, the marine and beach works on Island B are expected to be completed by the fourth quarter of 2027.

The project will include the upgrade of around 3km of western shoreline and the addition of 320 metres of beach frontage near Bay Villas.

As construction progresses, these improvements will help establish the coastal setting around the island’s residential developments.

Final Thoughts

Dubai Islands is moving another step closer to becoming a prominent waterfront destination, with Nakheel planning a substantial upgrade to Island B’s coastline.

The addition of new beach frontage, improvements to existing shoreline areas, and the construction of breakwaters will help shape the waterfront environment around Bay Villas and the wider masterplan.

With residential construction and infrastructure works progressing alongside the marine project, the development highlights Dubai’s continued investment in coastal communities.

If the project stays on schedule, residents and visitors can expect to see a significantly upgraded stretch of coastline by the end of 2027, adding another attraction to Dubai’s evolving waterfront landscape.

Project timelines and specifications are based on the details provided by the developer and may be subject to change.
