
Dubai, UAE: Dubai Creek Harbour is emerging as one of the city’s most ambitious waterfront developments, with Emaar Properties advancing plans to create a major new destination combining residential communities, retail, hospitality, green spaces and modern transport connections.
Built around the historic Dubai Creek, the master-planned destination is designed to reconnect Dubai with the waterway that played a central role in the emirate’s early commercial growth while creating a new hub for future generations.
Located close to Downtown Dubai and the Ras Al Khor Wildlife Sanctuary, Dubai Creek Harbour offers residents views toward the Burj Khalifa and convenient access to some of the city’s key destinations.
A major development taking shape
The Dubai Creek Harbour masterplan covers approximately 5.65 million square metres, with more than 9.1 million square metres of residential gross floor area planned across several districts.
The development is expected to eventually accommodate more than 200,000 residents and around 75,500 homes, supported by hotels, schools, nurseries, healthcare facilities and places of worship.
Several districts, including Creek Island and Creek Beach, are already taking shape, while significant portions of the wider masterplan remain under development. This continued expansion is positioning Dubai Creek Harbour as an important part of Dubai’s future residential and investment landscape.
Connectivity at the centre
Transport and accessibility are key elements of the masterplan. The community is strategically connected to major roads and is located within easy reach of Dubai International Airport and Downtown Dubai.
The upcoming Dubai Metro Blue Line is expected to further strengthen connectivity. The development is planned to feature three Blue Line stations, including the future Emaar Properties Metro Station.
The masterplan also includes bus connections, bridges linking different districts and more than 35 kilometres of cycling routes. Pedestrian-friendly streets and dedicated micro-mobility corridors are intended to make it easier for residents and visitors to move around without relying entirely on cars.
Green spaces and waterfront living
Beyond residential towers and retail destinations, Dubai Creek Harbour is placing significant emphasis on outdoor spaces and nature.
Around 13 per cent of the development is planned as publicly accessible open space, supported by parks, green corridors and waterfront areas.
A key feature is the proposed seven-kilometre Discovery Loop, connecting gardens, plazas and public spaces throughout the community. The wider plan includes 15 parks, four ecological green corridors, a 4.5-kilometre waterfront promenade and a 600-metre urban beach.
The proximity to the Ras Al Khor Wildlife Sanctuary adds another environmental dimension to the development, offering a rare combination of urban living and access to a significant natural habitat.
Dubai Square and a new residential wave
One of the most significant elements of the next phase is the district surrounding Dubai Square Mall.
The planned retail destination is designed to bring shopping, dining, entertainment, hospitality and residential living together in a single integrated district. With approximately 98,179 square metres of retail gross floor area, Dubai Square is being positioned as a new-generation retail destination.
Emaar has also begun introducing new residential opportunities around this emerging centre, including Valia, a luxury residential tower offering one- to four-bedroom apartments.
With residential development, retail, transportation and public spaces being planned together, Dubai Creek Harbour is evolving beyond a traditional residential project.
As construction and new launches continue, the development is expected to play an increasingly important role in Dubai’s next phase of urban expansion — creating a waterfront destination where homes, business, entertainment and nature come together.
