UAE’s Most Expensive Property Deals of 2026: Inside the Ultra-Prime Market

The UAE’s luxury property market continues to attract some of the region’s biggest real estate transactions, with 2026 producing deals worth hundreds of millions of dirhams.

New data from Property Finder reveals the highest-value property transactions recorded across Dubai, Abu Dhabi, Sharjah and Ras Al Khaimah during the year. The figures include a AED 200 million villa in Abu Dhabi, a AED 170 million Palm Jumeirah home, and a AED 147.13 million Dubai land transaction.

These deals offer a glimpse into the very top end of the UAE property market, where prime waterfront locations, private villas and large development plots command exceptional prices.

Importantly, Property Finder notes that these transactions represent the ceiling of the market rather than typical property prices.

Abu Dhabi Records the UAE’s Biggest Villa Sale

Abu Dhabi recorded the largest individual transaction in the data: a villa in Al Shamkha sold for AED 200 million ($54.5 million) on January 20.

The transaction was twice the value of another major Abu Dhabi villa sale in Khalifa City, which reached AED 100 million ($27.2 million).

Other high-value transactions included:

Saadiyat Island villa: AED 95 million
Al Hudayriat Island property: AED 71 million
Saadiyat Island apartment: AED 45 million

The numbers underline the premium being placed on Abu Dhabi’s most exclusive residential communities, particularly island and waterfront locations.

Dubai Dominates the Ultra-Prime Market

While Abu Dhabi recorded the UAE’s biggest single villa transaction, Dubai showed a much broader concentration of ultra-high-value deals.

Palm Jumeirah led Dubai’s villa market, with one property selling for AED 170 million ($46.3 million) in July.

The five biggest Dubai villa transactions in the data were:

Palm Jumeirah — AED 170 million
Emirates Hills — AED 134 million
Palm Jebel Ali — AED 105 million
Jumeirah — AED 85 million
Jumeirah Islands — AED 70 million

These transactions show how strongly Dubai’s established luxury communities and newer waterfront destinations feature at the top of the market.

Dubai’s Luxury Apartments Also Reach Exceptional Values

Dubai’s apartment market recorded several transactions normally associated with ultra-prime villas.

A Palm Jumeirah apartment sold for AED 98 million ($26.7 million), followed by an AED 82.44 million transaction in Jumeirah and an AED 75 million deal in Nad Al Sheba.

The top five apartment transactions included:

Palm Jumeirah — AED 98 million
Jumeirah — AED 82.44 million
Nad Al Sheba — AED 75 million
The Oasis by Emaar — AED 70 million
Downtown Dubai — AED 60 million

This is particularly notable because Dubai’s most expensive apartments reached values comparable with some of the largest villa transactions elsewhere in the UAE.

A AED 147 Million Dubai Land Deal

The ultra-prime market is not limited to completed homes.

A plot in Jumeirah sold for AED 147.13 million ($40.1 million) in March, making it one of the UAE’s largest property transactions of the year.

Other major Dubai land deals included transactions in Bukadra, Al Barari, The Oasis by Emaar and Emirates Hills.

The figures highlight another important part of Dubai’s luxury property market: strategically located development land can command enormous values because of its potential for future high-end residential projects.

Ras Al Khaimah’s Waterfront Market Gains Attention

Ras Al Khaimah recorded smaller absolute values than Dubai and Abu Dhabi, but its highest transactions demonstrate the growing premium attached to selected coastal developments.

The emirate’s most expensive apartment transaction reached AED 34 million ($9.3 million) on Al Marjan Island.

An apartment in Al Hamra Village sold for AED 25.2 million, while Mina Al Arab recorded the third-highest apartment transaction at AED 2.8 million.

For villas, Mina Al Arab recorded the highest transaction at AED 17 million, followed by Al Hamra Village at AED 13 million.

The wide gap between the top transactions and the rest of the market shows how concentrated Ras Al Khaimah’s ultra-luxury segment remains around a handful of premium coastal communities.

Sharjah Remains More Closely Grouped

Sharjah’s highest-value transactions were considerably lower but more tightly grouped.

The emirate’s most expensive apartment transaction reached AED 5.8 million in Tilal City, followed by AED 5.5 million in Al Khan.

Tilal City also recorded the highest villa transaction at AED 12 million, while the largest land transaction in the data was also AED 12 million in Al Majaz.

What the 2026 Data Tells Us

The biggest transactions of 2026 reveal a clear pattern across the UAE’s luxury property landscape.

Dubai continues to offer the broadest range of ultra-prime transactions, spanning established communities such as Palm Jumeirah, Emirates Hills and Jumeirah, as well as newer destinations including Palm Jebel Ali and The Oasis by Emaar.

Abu Dhabi produced the single largest villa transaction, with Al Shamkha reaching AED 200 million.

Ras Al Khaimah shows a more concentrated luxury market, particularly around waterfront destinations such as Al Marjan Island and Al Hamra Village.

Meanwhile, Sharjah’s highest-value transactions remain considerably more modest in comparison.

Ultimately, these figures are not a reflection of everyday UAE property prices. Instead, they provide a window into the very top end of the market — where location, privacy, waterfront access, land availability and property scale can push individual transactions into the tens or even hundreds of millions of dirhams.

For investors and real estate professionals, the data also highlights how diverse the UAE’s luxury property landscape has become, with different emirates attracting different levels and types of ultra-prime demand.
